A warm-toned Caribbean home at golden hour with a wide veranda and palm trees

Founded on solid ground

Resilient, affordable homes - made in Barbados, built for the Caribbean.

Arko Homes Ltd is building a local light-gauge steel manufacturing and housing delivery platform: faster builds, storm-resilient homes, and wages that stay on the island.

The delivery gap

Homes are needed. The constraint is how fast they can be built.

Barbados and the wider Caribbean face a structural housing delivery constraint. The issue is not simply insufficient demand; it is production capacity, delivery speed, climate resilience, and available working capital.

01

Slow construction delivery

Traditional construction methods result in longer build cycles and delayed project delivery.

02

Affordable housing backlog

Barbados and the wider Caribbean face persistent affordable housing shortages.

03

Local workforce & wage retention

Imported temporary labour camps export wages off-island, limiting local skill development and economic retention.

The Arko solution

The home is the product. The production system is the investable asset.

An integrated housing infrastructure platform combining manufacturing, delivery and workforce capability.

Industrialised housing delivery

Arko replaces fragmented, slow construction with a light-gauge steel manufacturing and assembly system that enables faster, repeatable, and more controlled housing delivery across multiple project types.

Scalable affordable production

A standardised housing product system (2-bed to 5-bed typologies) enables repeatable delivery for affordable housing programmes, reducing design variability and accelerating execution timelines.

Workforce development

Arko's model combines local manufacturing with structured workforce training and employment pathways, keeping skills, wages, and economic value on the island.

Every phase is built around proof: cost proof, time proof, quality proof and demand proof.

How we build

A factory line that ends on your foundation

Light-gauge steel is rolled, labelled and kitted in Barbados, then delivered and assembled on site - a repeatable production system rather than a one-off build.

Mapps College site

One managed home for manufacturing, training and workforce

Arko Homes Ltd intends to establish its initial manufacturing hub, workforce accommodation and training facility at the proposed Mapps College site, subject to final legal, planning, fire, health and operational approvals.

  • Manufacturing hub: 12,000–15,000 sq ft light industrial space for LGS roll-forming production, QC and dispatch.
  • Workforce accommodation: 30 rooms × 2 men = up to 60-bed capacity, with shared bathrooms, kitchen and common facilities.
  • Training facility: on-the-job LGS training, health & safety, life skills, financial literacy and construction supervisor pathways.
  • Logistics base: secured yard, material staging, dispatch and administrative functions in one managed location.
  • Workforce development: local employment, income retained in Barbados, and second-chance opportunities for vulnerable young men.

Social impact

Capital that builds homes, jobs, and dignity

Arko Homes is engineered as a financial instrument and a social one - every dollar deployed manufactures durable, affordable housing, trains local workers, and retains economic value on the island.

HOPE-aligned

Typologies sized for first-time and lower-income buyers (485–605 sq ft)

Local jobs

Manufacturing and assembly roles that keep wages on the island

Storm-resilient

Light-gauge steel frames engineered for Caribbean climate and wind loads

Repeatable

A standardised product system that scales housing delivery, not one-offs

Homes people can afford to live in

Arko's product system is built around HOPE-aligned typologies - compact, durable homes sized and priced for first-time buyers and families underserved by conventional construction.

Wages that stay in Barbados

Imported temporary labour camps export wages off-island. Arko replaces that with local manufacturing and structured training, so skills, employment, and economic value compound at home.

Built to weather the climate

Light-gauge steel framing delivers storm-resilient, durable housing designed for Caribbean conditions - protecting both residents and the long-term value of every unit delivered.

A platform, not a project

Every home delivered strengthens a repeatable production system. Investor capital compounds into housing capacity that outlives any single build, reaching more families with each cycle.

This is impact with a return: 17% APR targeted while every cycle delivers more homes, more trained workers, and more resilience for the families who need them most.

Polymath

Digital infrastructure partner

Digital infrastructure for tokenized securities

Arko Homes builds the homes. Polymath provides the regulated digital infrastructure that can support how the investment is issued, onboarded, held, administered and reported.

Tokenization is not the investment. It is the infrastructure supporting the investment. The Arko housing platform, its economics and its regulatory framework come first; Polymath's technology is applied once that offering is properly structured.

For investors in the launch facility, that means institutional-grade record keeping, compliance enforced by design, and clearer visibility into capital activity across a 24-month term - with the option to build toward potential secondary transferability, subject to applicable securities laws.

Regulated digital securitiesAutomated complianceCap table of recordInvestor portalDistribution managementPotential secondary connectivity

What the platform layer covers

  1. 01

    Offering & token structuring

The investment is designed first - entity, exemption pathway, investor eligibility and disclosures. The security is then issued digitally with those rules embedded.

  2. 02

    Investor onboarding

Digital subscription, KYC/AML and accreditation checks, and document execution in one guided workflow instead of scattered paperwork.

  3. 03

    Compliance & ownership records

A single authoritative register of holders, with transfer restrictions and jurisdictional rules enforced at the infrastructure level.

  4. 04

    Lifecycle & distributions

Capital calls, drawdowns, interest and distribution payments, and investor reporting managed across the life of the facility.

Better infrastructure should make a good investment easier to access, manage and transfer. It does not replace the need for a good investment, and it does not guarantee liquidity.
